Historically, TDI Properties, Inc. has been able to increase net operating income by an average of 24.7% within the first 12 months after taking over management of an apartment community. We currently boast an incredible 98% occupancy rate and 0.6% default in rental payments.
Expense Audit
Line item review to eliminate operational inefficiency and lower expenses: from re-negotiating vendor contracts to evaluating repair & maintenance profitability, and more. A customized strategy to eliminate vacancy is also swiftly administered. On average, TDI Properties, Inc. has decreased expenses by 17.56% within the first 12 months of taking over management.
Physical Audit
A conscientious property inspection is performed. Deferred & preventative maintenance are evaluated and a routine maintenance schedule planned. Amenities and opportunity for value enhancement are assessed. All zoning, encroachment, occupancy, title, land use, permit, REAP, or code violations are addressed.
Market Audit
Market research and a comparable building analysis are analyzed to determine market rents, property value, potential for improvement, place in the market, and appropriate marketing strategy. Existing leases are examined for last rental increase. Realistic market rents are determined with appropriate increases (or even decreases). New development pipelines are also considered to determine influence of new supply and the impact on rental rates and occupancy.
Income Audit
Rent rolls and any existing financial statements are reviewed. Rent collection policies are enforced. An action plan is developed to restore market value or market rents, with owner confirmation. We also examine supplemental income sources for any operational inefficiency, as well as identify and recommend additional alternative revenue sources.
