HOW WE BEGIN — Property Management or Asset Advisory
  • Give us a call for a consultation at (877) 389-9277.
  • We conduct a property evaluation.
  • We take the time to understand and define your short-term and long-term goals.
  • Review the management terms and/or fee-based services and execute an agreement.
  • Choose your expense, bill pay, deposit, reporting, and building preferences.
  • You will be provided with a list of needed information, records, documents, and any actions required on your part. (e.g. existing leases, rent roll, rent stabilization certificate, copies of keys, changing billing address, transferring of funds to new trust account, etc.)
  • Upon request, we will arrange transfer of funds and services from your previous property management company at no additional charge.
  • Our principals begin a comprehensive audit of your property. For Asset Advisory clients, we devise a complete real estate investment plan around your current resources, income, assets, liabilities, and objectives while considering your tolerance for risk. Your plan is regularly analyzed, with quarterly market updates.
  • Resume your daily activities! Your net profit proceeds and financial, maintenance, and inspection reports will be deposited, transferred, or mailed on the 15th of every month. All other time-sensitive reporting, information, or closing proceeds are delivered per your instructions.
  • Your personalized marketing plan is launched and TDI Properties, Inc. signage is placed at the property.
  • A Notification of New Management & Information Update form will be mailed to all existing tenants, introducing them to TDI Properties, Inc., informing them of acceptable payment methods, maintenance request procedures, policies, and useful information.
  • We provide training and a custom Policies & Procedures Handbook for your resident manager or other on-site personnel (if any). The handbook includes a discussion of Fair Housing laws, OSHA and safety issues, marketing of apartments, rent collection, tenant relations, maintenance identification, public relations, responsibilities, and many other facets that help our managers to be as effective as possible. Thereafter we remain actively involved with hands-on weekly supervision, ongoing training, hiring and/or termination when necessary.
